Outsourced revenue management for hotels · Italy, Greece, Spain, France, Romania

Your hotel's revenue manager, without hiring one

Every morning your hotel receives prices for the next 12 months, calculated on real data: how many rooms you have sold for each date, how fast bookings are coming in, where you stand against last year. If you have a channel manager, the prices go out by themselves. We manage the rates entirely: you don't have to calculate anything.

A personal reply, usually the same day. No auto-responder.

This is what a week looks like: the previous rate, the recommended rate on real demand, the occupancy. Day by day, not once a season.

The three problems we fix

An in-house revenue manager costs at least 45,000 euros a year. And can't be found.

Even a junior starts at 2,000 euros net a month: with contributions and the extra monthly salaries, that is about 46,000 euros a year for the hotel, and an experienced one is over 60,000. An independent hotel cannot afford it, and whoever looks for one ends up asking the front office manager to set prices too, between check-ins.

📅

One price for the whole month

In most hotels the most expensive and the cheapest night of August are 10% apart, while demand moves by 300%. We widen that spread: a different price for every date, based on how much is already sold.

🗓️

The rate sheet written in January

Dates that fill early sell under price; dates that stay empty never drop in time. We update the rates every morning, for the next 12 months, so no date is ever left standing still.

🔁

No comparison with last year

Without knowing every day whether you are ahead or behind last year, you correct when it is too late. We measure it every morning, at the same distance from the date, and act before.

How we work

An external revenue office, with a system we built ourselves

We don't sell licences and we don't resell third-party software. We do the work on your hotel, and the engine behind it is the system we calibrate every day on real hotels.

🔍

1. Audit of your data

We start from the booking export of the last 12-24 months. Booking pace, ADR, RevPAR, channel mix, seasonality. We tell you where money is lost and how much, in your own figures.

🎯

2. Prices every morning

A monthly target, rates for the next 12 months updated daily: close to the date on demand and rooms left, long term on the target and on booking pace against last year.

⚙️

3. TargetRate, our system

The revenue management system we built ourselves. It reads the PMS, pushes prices to the channel manager, watches competitors and gives the owner a dashboard on the phone with production, occupancy and average rate.

What you receive, every week

  • Prices for the next 12 months, every morning, for every room type.
  • Automatic push to the channel manager, if you have one. Otherwise a table ready to upload.
  • A weekly report: what changed, why, and where you stand against last year on the same date.
  • One meeting a month on the numbers. Questions whenever you want, by phone or WhatsApp.
  • A dashboard on the owner's phone, updated in real time.

What is included, beyond the prices

  • Market and customer segmentation, with the origin of bookings.
  • Review of room types and of the structure of the offer.
  • Optimisation of sales channels and contracts: OTAs, tour operators, agencies, corporate.
  • Opening of new channels and new commercial partners.
  • Competitor benchmark and market positioning.
  • Production targets set with the owner, month by month.
  • Training of front office and reservations staff.

What we don't do

  • We don't promise a percentage before seeing your numbers.
  • We don't replace your systems: we work on the PMS, channel manager, booking engine and extranets you already have. We need access to all of them, because that is where the work is done.
  • We don't leave the rates for you to follow: we take them in hand, entirely. You see everything in the weekly report and call us whenever you want.

Formula 1

Rates and distribution

  • Prices updated every morning for the next twelve months, sent to the channel manager.
  • Existing channels and contracts: OTAs, tour operators, agencies, corporate.
  • Weekly report, monthly meeting, dashboard for the owner. No software licence, ever.
  • The fee: a percentage of the room production increase against the same period last year, on open days.
Your hotel's revenue department, without hiring one.
Formula 2

Rates, distribution and intermediated production

  • Everything in the first formula, plus the sales department.
  • Finding and opening new partners: tour operators, agencies, networks, companies. Contracts and allotments, season by season.
  • Growth of the B2B channel revenue, measured separately. On-site presence when needed.
  • The fee: a percentage of the result, on all the extra production, rooms and intermediated channel.
For those who want to push the result even higher.
Who we are

Two people, not a platform

We answer the phone ourselves. The revenue work is done by the person who built the system, not by an account manager.

Frequently asked

What hoteliers ask us first

We are already looking for an in-house hire. Why should we talk to you?

Because we can start right away, while the search goes on. Your staff works alongside us, and the person you hire will find processes and data already in order instead of having to build them alone. Working with us prepares the ground for the hire; it does not replace it.

Is a group always worth taking?

It depends on the dates. A group that fills a weak period grows production. The same group in high season can take space from rooms that would earn more on the individual market. For every request we compare the value of the group, meeting rooms and services included, with what those rooms would earn. Based on what it takes to reach the shared target, we tell you whether to accept it and at what price.

If I raise prices, I lose bookings.

The most frequent question, and the answer is data, not arguments. At one of the hotels we manage, in July, rooms sold went up 22% and the average rate 37%, in the same month, against the year before. It is not a trade-off between volume and price: it is another way of choosing the price for each single date.

We have always done it this way and it worked.

We don't argue with the past. We ask one thing: how much did you sell the most expensive and the cheapest night of the same peak month. If the answer is "about the same", the margin is right there.

We don't have time for this.

That is exactly why the service exists. Prices arrive already calculated; if you have a channel manager, they go out by themselves. You approve, you don't calculate.

How do I know it works?

We don't promise a percentage. The first step is the audit on your data: after that, the conversation is no longer about trust, it is about figures you recognise because they are yours.

Who sets the prices, the system or a person?

We do. We take the whole pricing side in hand: the system calculates, the revenue manager decides, the prices go out. You see everything in the weekly report and the dashboard, and you can ask us to step in at any time.

Do you work with small hotels too?

Yes, if there is margin to recover. The audit on your data tells us: if there is none, we tell you before, not after.

How much does an outsourced revenue manager cost?

Two formulas, one payment rule: a percentage of the result, with no fixed cost and no advance. Formula 1: rates and distribution. Formula 2: also the intermediated production, the B2B channel. We put the exact percentage in writing after the audit. No minimum term, no penalty, no software licence cost. For comparison, an in-house revenue manager starts at 2,000 euros net a month, about 46,000 euros a year in cost for the hotel, and an experienced one is over 60,000.

The first step is a free audit

Send us the booking export of the last 12-24 months from your PMS. We reply with your rate spread, and an honest opinion on how much margin there is. No obligation.
